REAL EXPERIENCE · INVESTOR RENOVATION

Seeing the potential. Bringing a property to life.

A closer look at a residential renovation project I worked on with an investor client—from planning and design decisions to the finished home.

THE PROJECT

A hands-on perspective on property potential.

This completed kitchen is from a home I helped design and flip with an investor client. Working together on the project gave me firsthand experience with the decisions involved in improving a property for its next chapter.

We took this home down to the studs, repaired and treated termite-affected areas, replaced plumbing and wiring, and installed insulation, drywall, and fresh finishes. The goal was to respect the home’s mid-century modern roots while making it feel current, comfortable, and functional. Custom cabinetry, updated windows, and a thoughtful adjustment to the primary bedroom wall were all part of that vision.

From the investor
“Jennifer is amazing, professional, experienced and personable! I had 3 houses that my original realtor could not get a single offer for, then I changed to Jennifer. She advised what minor things to fix in each house and she sold all within two weeks of listing! Even better, 2 of the 3 set records for sale price per square foot in their neighborhoods! I have one realtor only!”

THE STORY BEHIND THE TRANSFORMATION

Honoring the original style. Rebuilding for modern living.

This renovation went far beyond cosmetic updates. We took the home down to the studs, repaired and treated areas affected by termites, replaced plumbing and electrical wiring, added insulation and drywall, and repainted the interior and exterior.

We installed new windows, reworked a wall to make the primary bedroom more functional, and created a kitchen and dining focal point with custom-built cabinets. Throughout the project, our intention was to retain the spirit of its mid-century modern architecture while giving the home a clean, contemporary visual appeal.

Working alongside an investor client on this renovation gave me firsthand insight into the planning, construction decisions, and presentation involved in bringing an older property back to life.
